A clean patio can completely change the appearance of your garden.

Over time, patios are exposed to rain, dirt, fallen leaves, algae, moss, lichen, weeds and everyday use. Shaded areas can become particularly green and slippery, while natural stone can develop stubborn dark staining and black spots.

At The Jet Wash Fella, we provide professional patio cleaning throughout Crawley, West Sussex and surrounding areas, using a combination of appropriate cleaning treatments and controlled pressure washing.

The important thing is that we don’t treat every patio in exactly the same way.

A natural sandstone patio needs a different approach from concrete paving, block paving or porcelain.

We assess the surface first and choose the cleaning method according to the material, condition and type of contamination.

PATIO CLEANING FOR DIFFERENT TYPES OF PAVING

NATURAL SANDSTONE PATIO CLEANING

Natural sandstone is one of our favourite surfaces to clean.

It can contain beautiful natural colours and patterns that become hidden underneath years of algae, moss, lichen and general grime.

Sandstone is also relatively soft compared with some manufactured paving, so excessive pressure can potentially remove small slithers from the surface or leave areas rough and uneven.

Our approach combines suitable soft-wash treatment with controlled pressure cleaning to remove contamination while taking the nature of the stone into consideration.

PORCELAIN PATIO CLEANING

Outdoor porcelain is durable and has a very low water absorption rate, but its textured surface can still collect algae, dirt and biological growth.

Porcelain also needs to be treated differently from natural stone.

We use appropriate cleaning products and controlled cleaning methods, paying particular attention to the condition of the joints and the finish of the paving.

CONCRETE PATIO CLEANING

Concrete paving can accumulate years of dirt, algae, moss and weather staining.

Depending on the condition of the slabs, controlled pressure cleaning can remove deeply ingrained surface contamination and restore a much cleaner appearance.

BLOCK PAVING & BRICK PAVING

Block paving can become heavily contaminated between the joints, with moss and weeds taking hold over time.

Cleaning can be followed by re-sanding where appropriate, using kiln-dried sand to replace jointing material removed during the cleaning process.

We assess the condition of the joints before deciding whether re-sanding is required.

WHY DOES A PATIO BECOME GREEN AND SLIPPERY?

Green algae and moss thrive where outdoor surfaces remain damp.

This is particularly common on patios that are:

  • In shaded areas
  • Under trees
  • Surrounded by vegetation
  • Slow to dry after rainfall
  • Not regularly maintained

Once biological growth develops, the surface can become slippery when wet.

Professional cleaning removes the accumulated contamination and can make a significant difference to the appearance and usability of the patio.

BLACK SPOTS AND LICHEN ON PATIOS

Black spotting is particularly noticeable on lighter natural stone, including sandstone.

These marks can be extremely stubborn and are not always removed simply by pressure washing.

WHY PRESSURE ALONE ISN’T ALWAYS ENOUGH

Black spotting and lichen can become established within the surface contamination.

Rather than simply increasing the pressure and potentially damaging the paving, we can use an appropriate treatment to help break down the organic growth before controlled cleaning.

The final result depends on the age and condition of the patio and how established the staining has become.

We prefer to be honest about what can realistically be achieved rather than promising that every individual mark will disappear.

OUR PROFESSIONAL PATIO CLEANING PROCESS

1. INITIAL PATIO ASSESSMENT

Before cleaning, we assess the patio and identify the paving material, condition and main areas of contamination.

We look for things such as:

  • Algae
  • Moss
  • Lichen
  • Black spots
  • Weeds
  • General dirt
  • Staining
  • Loose or damaged pointing
  • Cracked or deteriorated slabs

This helps us choose the most suitable cleaning approach.

2. CLEARING LOOSE DEBRIS

Leaves, loose dirt, weeds and other debris are removed before the main cleaning process.

This allows the surface to be properly assessed and prevents unnecessary contamination being pushed around during cleaning.

3. PRE-TREATMENT WHERE REQUIRED

Where algae, moss, lichen or stubborn organic contamination is present, an appropriate cleaning treatment can be applied before pressure cleaning.

Allowing the treatment time to work can reduce the need to rely solely on mechanical pressure.

4. CONTROLLED PRESSURE CLEANING

The patio is then cleaned using professional jet-washing equipment with pressure adjusted according to the surface.

We don’t believe that maximum pressure automatically means a better clean.

The objective is to remove the contamination effectively while respecting the paving underneath.

5. EDGES, CORNERS & DIFFICULT AREAS

Edges around walls, flower beds, steps, drains and other awkward areas often need additional attention.

These areas can collect dirt and organic growth that a quick pass with a machine may leave behind.

6. FINAL RINSE & INSPECTION

Once the main cleaning is complete, the area is rinsed and inspected.

We check the overall finish and make sure the surrounding area is left as tidy as reasonably possible.

PATIO RE-SANDING AFTER CLEANING

If you have block paving or paving with sand-filled joints, cleaning can remove some of the existing jointing material.

Where appropriate, we can re-sand the paving once the surface is ready.

WHY RE-SANDING MATTERS

Good jointing helps keep paving blocks properly supported and can reduce the amount of space available for weeds to establish.

We don’t automatically re-sand every patio.

We assess the joints and discuss what is actually required.

DOES YOUR PATIO NEED SEALING?

Sealing can be useful for some paving materials, but it isn’t something we recommend automatically.

Different surfaces respond differently to sealers.

NATURAL STONE

Some natural stone can benefit from an appropriate breathable sealer, particularly where additional stain resistance or colour enhancement is wanted.

The correct product needs to be selected for the particular stone.

BLOCK PAVING

Block paving can be sealed after cleaning and re-sanding where the customer wants additional protection and a particular finish.

PORCELAIN

Porcelain generally has very low water absorption, so sealing is not normally required simply because it has been cleaned.

Product and manufacturer recommendations should always be considered.

WE DON’T CLEAN EVERY PATIO THE SAME WAY

This is one of the most important parts of professional patio cleaning.

A patio isn’t just a patio.

There can be a major difference between:

  • Soft natural sandstone
  • Limestone
  • Concrete
  • Block paving
  • Brick paving
  • Porcelain
  • Older weathered slabs
  • Newly installed paving

The condition of the paving matters too.

A heavily weathered patio may require considerably more care than a newer surface.

That’s why we assess the material before deciding how it should be cleaned.

WHY CHOOSE THE JET WASH FELLA?

OVER 20 YEARS OF HANDS-ON EXPERIENCE

With around 20 years of experience in exterior cleaning and pressure washing, we have worked on a wide variety of outdoor surfaces.

That experience matters because cleaning is not simply about how powerful the machine is.

It’s about knowing how the surface is likely to respond.

SURFACE-SPECIFIC CLEANING

We consider the material, condition and contamination before deciding on the cleaning method.

CAREFUL PRESSURE CONTROL

We don’t automatically turn the pressure up to maximum.

Where a surface needs a gentler approach, we adjust the cleaning process accordingly.

HONEST ADVICE

If a patio has damaged slabs, deteriorated pointing or areas that may not respond perfectly to cleaning, we’ll explain this before starting.

DOMESTIC & COMMERCIAL WORK

From a small garden patio to larger commercial paved areas, we can discuss the requirements and provide a quotation.

PATIO CLEANING BEFORE & AFTER

A good before-and-after photograph can show exactly what professional patio cleaning can achieve.

Years of algae, dirt, moss and weather staining can make a patio appear completely different from its original colour.

Once the contamination is removed, the underlying paving can look dramatically fresher.

NATURAL SANDSTONE BEFORE & AFTER

Natural sandstone can be particularly rewarding to clean because its natural tones and patterns can become hidden beneath surface contamination.

A careful combination of treatment and controlled cleaning can reveal the colour that has been sitting underneath the grime.

FREQUENTLY ASKED QUESTIONS ABOUT PATIO CLEANING

1. HOW MUCH DOES PATIO CLEANING COST IN CRAWLEY?

The cost depends on the size of the patio, paving material, level of contamination, accessibility and any additional work such as re-sanding or repairs.

The best way to provide an accurate price is to assess the patio and understand exactly what it needs.

2. HOW OFTEN SHOULD A PATIO BE CLEANED?

There isn’t one fixed interval that suits every patio.

Some patios may benefit from annual maintenance, while others can remain presentable for longer depending on shade, surrounding vegetation, weather exposure and how heavily they are used.

3. CAN YOU REMOVE MOSS AND ALGAE FROM A PATIO?

Yes. Moss and algae can normally be removed through appropriate cleaning methods. Where biological growth is established, a suitable treatment can be used alongside the cleaning process.

4. CAN YOU REMOVE BLACK SPOTS FROM SANDSTONE?

We can treat black spotting and lichen, but the result depends on how established the staining is and the condition of the sandstone.

We don’t promise that every individual black mark will disappear.

5. CAN YOU CLEAN A VERY OLD PATIO?

Yes. Older patios can often be cleaned successfully, but they need to be assessed first.

Weathered stone, loose pointing, cracked slabs and deteriorated surfaces may require a more careful approach.

6. WILL PRESSURE WASHING DAMAGE MY PATIO?

Incorrect pressure or technique can damage some paving materials.

That’s why we assess the surface first and adjust the cleaning method according to the material and condition.

7. CAN YOU CLEAN PORCELAIN PATIOS?

Yes. Outdoor porcelain can be cleaned using appropriate treatments and controlled cleaning methods.

We take particular care around joints and textured surfaces.

8. DO YOU RE-SAND BLOCK PAVING?

Yes, where appropriate. After cleaning and once the paving is suitable, kiln-dried sand can be brushed back into the joints.

9. DO YOU SEAL PATIOS AFTER CLEANING?

Sealing is available for suitable surfaces, but it isn’t automatically required.

We can discuss whether sealing is appropriate for your particular patio.

10. CAN YOU CLEAN A PATIO WITH DAMAGED POINTING?

We can clean around areas of damaged pointing, but we may recommend repairs or repointing where the joints are already deteriorated.

Cleaning should not be used as a substitute for structural repairs.

11. DO YOU CLEAN PATIOS IN THE WINTER?

Yes, although weather conditions can affect what cleaning and treatments can be carried out and how quickly surfaces dry.

12. DO YOU CLEAN PATIOS AROUND SWIMMING POOLS?

Yes. We clean suitable paving and natural stone around swimming pools, taking care around the pool itself and considering runoff and surrounding surfaces.

13. DO YOU CLEAN COMMERCIAL PATIOS?

Yes. We work with commercial customers as well as homeowners and can discuss suitable working times to minimise disruption.

14. DO I NEED TO PROVIDE WATER?

For standard cleaning work, we normally require access to a suitable outside water supply. Let us know if this isn’t available when requesting your quotation.

15. CAN I SEND PHOTOS FOR A QUOTE?

Yes. Photographs can be very useful for understanding the size, material and condition of your patio before arranging a visit.
